We have been in the vacation rental business for almost 2 decades. All of the homes, villas and condos we represent are privately owned and must meet our very high standards. We have built and maintained an excellent reputation because we only represent rentals that meet our strict guidelines for quality. This doesn't make our vacation rentals more expensive for you. What it does mean to you, is that every vacation rental home we represent is completely furnished, well decorated, inspected and maintained, kept clean and properly equipped for the comfort, security and privacy of guests.

A management company is important to insure the
quality of a home and the comfort and security of guests. A professional
and reliable management company can assure a home is kept clean and in top
condition for guests, there is dependable and well trained maid service, regular delivery of purified
water and linens and additional guest services required by guests are arranged.
There are some vacation home owners unwilling to invest in the expense of a professional management company.
However, without one homes or condos can suffer from a lack of maintenance and if problems
do develop, guests in these homes may be left without recourse. Who does a guest
call if "the friend who looks after our house" on Cozumel forgets to
meet them at the airport and leaves them waiting for hours, or if the maid simply never shows up?
Cozumel Vacation Rentals only accepts homes, villas and condos that meet these standards and are managed by reputable companies and in a few cases individuals and in both cases are on the island and on-call 24 hours a day/7 days a week for emergencies. Our commitment is to only offer the finest quality vacation homes and personalized service possible to each one of our clients. We do everything possible to insure that every vacation rental we represent is in top quality condition, but should you encounter any difficulties during your stay, your house or condo manager is on Cozumel Island to assist you. Our responsibility to you does not end once you've rented a vacation home. But don't just take our word for it, read what our happy guests have to say about the Cozumel vacation homes we represent.
There is no set time limit for reserving a home but many homes and condos, especially those on the water, book up several months in advance. Christmas and New Year weeks book as early as 10 months prior. Some accept reservations up to 15 months in advance. Some properties may only accept reservations up to 12 months in advance.

homes in which you are particularly interested, the amenities you'd
like, the number of people in your party and the ages of anyone under
25 years old. The more you can tell us about your party, the better
we can help you find the perfect vacation home for your needs.
What are your payment and cancellation policies?
We can not accept credit cards for most properties but some do. The initial rental deposit of 50% of the rental fee confirms your reservation and is non-refundable. The balance of the rental fee plus local fees and security deposit must be made in U.S. dollars and are due within 45 to 60 days prior to the date of arrival depending on the property, and is non-refundable. All vacation rentals require a security deposit (from $300 to $500) which is completely refundable subject to a satisfactory inspection and will be returned to you by a check in US Dollars within two weeks of departure. Condo units paid via credit card refund upon departure if there is no damage.
Refunds of the initial rental deposit or balance will ONLY be issued if we are able to re-book the same home for the same dates and at the same rental rate. All cancellations, regardless of whether we are able to re-book the home or not, are subject to a $150-$300 processing fee. Cancellation processing fee for any cancelled nights during Christmas or New Years weeks is $300-$600. There are circumstances you should be aware of which Cozumel
Vacation Rentals and the home owner
will not be liable for and for which
refunds will not be issued. These include, but are not limited to Acts of God
(including weather related events),
medical emergencies, accidents, airline problems, personal loss or injury, etc. Because
of these types of potential problems we urge you to consider purchasing
travel insurance from an airline, travel
agent or third party insurance carrier which covers accommodations and air
travel. Read the policy
carefully to be sure you obtain the coverage you need. No refunds or credits
will be issued due to airline cancellations, changes or delays. All payment and cancellation policies also apply to
all home rental/scuba diving packages.
Most homes and condos offer daily maid service (except Sundays and major Mexican holidays) while a few offer every other day maid service, please inquire. Personal laundry of the renters is not included in this service. Many homes do have washers & dryers and guests are welcome to use the machines after the maid has left for the day.
Gratuities are always optional
and should always be at your discretion, based on the service you receive, but
we are often asked what is customary.
At most properties, daily maid service (except
Sunday and major Mexican holidays) is included in the price of your
vacation home. However, maids as well as most workers on Cozumel do
depend on tips as a large portion of their income. The maids work very
hard to please you and have very strict guidelines for accepting tips, so
if you wish to leave a gratuity please leave it at the end of your stay in
the envelope provided which is clearly marked for maid service. Because so
many guests ask us what is customary, a guideline for your consideration
is $2 per day per person occupying the home.
If we arrange cook service for you, please know that the cooks are
not employees of Cozumel Vacation Rentals. They are a private party
we have confidence in, and one with whom we've contracted to provide
excellent cooks for your culinary pleasure. Please help us to be certain
that these excellent workers receive what you intend for them by leaving
any gratuities directly with the cook.
The house managers do not depend on
tips for their income. As you can imagine however, tips
are always very appreciated are at your discretion. The house
managers are there to provide you with the services
you need and to handle any problems that might arise. They are always
very happy to arrange additional services such as booking scuba diving,
tours, arranging car rentals, etc. In some cases because of the amount
of business we do with these providers we have been able to negotiate a
bit better rate for our guests and the house managers are
pleased to assist you in obtaining those special rates. Please be assured that
house managers are prohibited from recommending or arranging services for our guests with
Due to the scheduling of flights in and out of Cozumel, it is possible
to have one group arrive and another group depart on the same plane. Therefore, it is necessary for
the departing renters to check out by 10:00am on the day of departure so the home can be cleaned and
prepared for the incoming renters.

Every vacation home we represent has a telephone or
stationary cellular phone.
These phones are for local calls only. Sorry, no exceptions on local
offer free internet service for your laptop and many of those also have internet
based free long distance calling to the U.S. and Canada (voice over internet) or
other types of free long distance to the U.S. and Canada. Please inquire when reserving a home.
you have Skype on your laptop you should be able to make long distance calls
from any vacation villa that has high speed internet service.
Your local house or condo managers are happy to arrange any additional services you wish such as a personal cook, fishing, scuba diving, snorkeling, island tours, mainland excursions, baby-sitting and more! We are happy to assist you in coordinating with the local manager. Though we cannot be responsible directly for their service, should you experience any problems we do want to know about it.
